The deal is simple. If your home is prepared and priced inside the range we agree on together, and a solid offer does not land within 21 days of going live, my listing compensation gets cut in half. Not a discount I invent later. A line in our agreement from day one.
What counts as a solid offer. A written offer at or near our agreed pricing scenarios from a buyer with verified financing. Not a lowball, not an unfinanced maybe.
The one condition, stated plainly. The guarantee applies when we price inside the data. If you choose to list above the range, that is your right and I will respect it, but the guarantee steps aside until the price steps back in. I will always tell you which side of that line we are on before you sign anything.
Why I can offer this. Preparation. The free licensed inspection before listing finds surprises early. The launch is built around the first two weekends, when the whole buyer pool sees your home. When the work is done right, 21 days is not a gamble. It is a schedule.
