This policy explains what information Muds the Realtor, operated by Soulives LLC, collects on OverSouth Real Estate business, how it is used, and how it is protected. Last updated 2026.
What we collect
We collect only what you give us: your name, phone number, email, the town or address you ask about, and the messages you send us through the website, the chat, a form, or a text message.
We also measure the website itself, two ways. Google Analytics counts which pages help people and which forms get used. The Meta pixel does the same for visitors who arrive from one of our Facebook or Instagram ads, so we can tell whether an ad was worth running. Both use cookies. If you arrived from a Meta ad and then leave your contact, we send Meta a hashed version of that email or phone (a one way fingerprint, never the readable value) so the ad gets credit for the lead. Visitors who did not come from an ad are never matched. You can block both with your browser's tracking protection, and Meta lets you turn off ad measurement in your ad settings.
When someone opens our digital business card, Muds gets a note with the time, the kind of device, and the town the internet connection appears to come from. The town is worked out on our own server from the connection's address. The address itself is not stored and is not shared with anyone.
Your Suffolk buying plan
When you ask us to email your buying plan, we store your name, email, the estimate you submit and any optional details you provide. We record delivery status and your choice about personal follow up. Muds receives the request and its details to handle delivery and any help you request. Asking for the plan does not enroll you in a newsletter or marketing text list. Personal follow up is optional. We do not send contact details from this form to Meta. These rules apply specifically to the buying plan form. You can ask us to delete the information using the contact details below. We will review your request and explain any records we need to retain.
The other tools and your contact
Our calculators and reports show headline numbers free. Opening the full detail asks once for an email or a cell number. That contact is stored as a lead, which means Muds may personally reach out about the market you looked at, and an email may receive the newsletter, which every edition lets you leave with one tap. A cell number given here is never added to any text list and is never texted by a machine. Unlocking sets one cookie on your device so the tools stay open for you; it holds no personal information, only a signed timestamp.
How we use it
We use your information to answer your question, send you the market report or reply you asked for, and follow up about your real estate inquiry. That is all.
Text messaging and your mobile number
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt in data and consent are never shared with any third parties. If you text us or opt in to text updates, message frequency varies, and message and data rates may apply. You can reply STOP at any time to stop messages, or HELP for help. What we never do
We do not sell, rent, or trade your information. We do not buy or upload phone lists. Every contact starts with you reaching out first.
How it is stored
Your information is stored securely and kept only as long as needed to help you or as the law requires. You can ask us to delete your information at any time.
