Same home, same list price, very different outcome. Two homes each listed at $700,000. The one priced right sold in four days, and competing buyers drove the final price to $735,000. The one priced wrong sat for over a month, buyers used that time against the seller, and it closed at $672,000. That is a $63,000 swing on the exact same list price.
That is why I never hand you one number. Pricing comes as three scenarios: worst case, ok case, best case, each tied to days on market. If you want to list above the range, I will do it, because it is your house and my fiduciary duty. But the five week guarantee steps aside until the price steps back in, and I will tell you that before we sign, not after.
