These terms cover the Muds the Realtor text messaging program, operated by Soulives LLC on OverSouth Real Estate business. Last updated 2026.
When you text us a keyword such as MUDS, BUY, SELL, or VALUE, or scan one of our QR codes and send the text it opens, you agree to receive text messages from Muds the Realtor about your real estate inquiry. These are conversational messages: a reply to your question, market information, and follow up from the agent.
You opt in by contacting us first. You send us a text, in person by typing it or by scanning a QR code on our yard signs, business cards, flyers, or website that opens a pre addressed text. We never add a number that did not text us.
Message frequency varies with your conversation. Message and data rates may apply, charged by your mobile carrier, not by us.
Reply STOP to any message to unsubscribe. You will get one confirmation and then no further texts unless you opt in again. Reply HELP for help, or reach us at muds@oversouthre.com or 631 528 5786.
Mobile carriers are not liable for delayed or undelivered messages.
Your information is handled under our Privacy Policy. Mobile opt in data is never shared with third parties for marketing.
