A plan built for a solid offer in five weeks

Every agent says they will work hard. I put a number on the plan, and I tell you what it is and is not.

The target. In a normal Long Island market, a home that is priced right, prepared well, and launched properly should see a solid written offer in about five weeks. That target shapes every step of my launch plan. When the market slows, with higher rates, more listings, or the winter lull, it can take longer. If that happens, I tell you early what I am seeing and what we should change.

What counts as a solid offer. A written offer at or near our agreed pricing scenarios from a buyer with verified financing. Not a lowball, not an unfinanced maybe.

The one condition, stated plainly. The plan works when we price inside the data. If you choose to list above the range, that is your right and I will respect it, but the five week target moves with the price. I will always tell you which side of that line we are on before you sign anything.

Why five weeks. Preparation. The free licensed inspection before listing finds surprises early. The launch is built around the first two weekends, when the whole buyer pool sees your home. When the work is done right, five weeks is a schedule to plan around, not a promise to hold me to.

I am sorry to put the cons first on every page of this site, but that is the point. You should know exactly how everything works before we ever shake hands. That is the whole approach: simple and transparent.

Five weeks is a target, not a guarantee. Timing depends on market conditions, price, condition, and buyer demand, and no agent controls those. Past results do not promise future ones.
