Kings Park, NY real estate market

Kings Park sits in the Town of Smithtown, out on the North Shore where the Nissequogue River meets Long Island Sound. The hamlet runs 6.6 square miles, with water making up a good slice of that, and it borders Nissequogue across the river, Fort Salonga to the west, Commack to the southwest, and the hamlet of Smithtown to the southeast. A piece of San Remo falls inside the Kings Park line too, up in the northeast corner. That river frontage and shoreline access are a big part of what shapes the place.

The Sound and the bluffs are the real anchor here. Sunken Meadow State Park runs along the water and is reached by the Sunken Meadow State Parkway, with 6 miles of public trails and 27 holes of golf inside it. Runners around here know the hill in that park as Cardiac Hill. Nissequogue River State Park follows the river itself, which stretches 6 miles before it empties into the Sound, and Kings Park Bluff sits between Sunken Meadow and Short Beach as a spot people use for fishing and launching boats. The Kings Park Heritage Museum is housed in a 1928 building, the first one of its kind constructed in the hamlet, and it is run as a town heritage museum. In 2023 the film Leave the World Behind used Sunken Meadow State Park for its beach scenes and also shot a scene on Main Street, Route 25, right through the heart of the hamlet.

Main Street, Route 25, is still the working spine of Kings Park, and East Main Street is home to the Kings Park Fire Department, which covers the hamlet. Because Kings Park falls under the Town of Smithtown, buyers deal with Smithtown for town services and tax matters rather than a separate village government. If you want water access, trail access, or a boat launch within a short drive, this stretch of Smithtown between the river and the Sound is worth a close look before you rule out the North Shore as out of reach.
