I work it the other way: you tell me exactly what you buy, the asset, the towns, the budget, the return you need, and I take that criteria to listing agents, owners, and my own network to surface off market and coming soon inventory that fits. You only hear from me when something matches the box.

How this works

First the part nobody says out loud: off market does not mean below market. Sellers who skip the open market usually want privacy or speed, not charity, and a thin deal is a thin deal wherever it surfaces. What a tight buy box gets you is first look and less competition, because I can put a specific, credible ask in front of the people holding inventory before it becomes a bidding war.

What happens after you file it

Muds calls or emails to confirm the box, because a ten minute conversation catches what a form cannot. Then the criteria goes to work: direct asks to listing agents holding matching inventory, the coming soon channels, and owner outreach where it fits. Every representation about your funds or your timeline goes out only after you have shown they are real. When a property matches, you get the address, the numbers run against your target, and a straight read on whether the deal is actually thin.
