Commercial space in the Hauppauge Industrial Park
The park sits where the Long Island Expressway meets Veterans Memorial Highway and the Motor Parkway, split between the Town of Smithtown and the Town of Islip. It is the largest industrial park on Long Island and the place a manufacturer, a distributor, a lab or a back office looks first when it needs a building rather than a storefront. The Hauppauge Industrial Association is its trade group.
What trades here
Warehouse and distribution
Clear height, loading doors and truck court decide the deal. A building with eight doors and a 24 foot ceiling and one with two doors and 14 feet are different products at different prices.
Manufacturing
Power, floor load and air handling come before the address. A space that ran a machine shop for twenty years carries an environmental history the lender will ask about.
Flex and lab
Office in front, work space in back. Pharmaceutical and lab tenants want the plumbing, the venting and the power that an ordinary flex unit does not have.
Office and back office
Single story and low rise office with parking the city cannot offer. Medical billing, engineering, insurance and the professional firms that serve the park's own tenants.
Land and redevelopment
The park is built out. The opportunities are tired buildings on good lots, and those trade before a sign goes up.
Whose rules apply
The Town of Smithtown and the Town of Islip. Each town's industrial zoning and building department governs the half it sits in, and a use allowed on one side of the line is not automatically allowed on the other. Before a contract is signed, the intended use is confirmed in writing with the town, because a certificate of occupancy for the last tenant's use is not a certificate for yours. That check costs a phone call and saves a deal.
No rent, cap rate or vacancy number is printed on this page on purpose. Commercial figures on Long Island move building by building and the public sources disagree with each other; a number you cannot stand behind is worse than none. Ask about a specific building and you get the real comparables for that building.
If you own a building here
The first call covers eight questions: the address and what sits on it, the space and its condition, what is there now and when it is free, the use and the exclusives, the lease terms you have in mind, the building systems, the approvals on file, and who decides. The leasing page prints all eight so you can have the answers ready. One rule governs every question: it asks what uses will work in the building and whether a tenant can perform, never who the tenant is. New York Executive Law covers commercial space and names brokers directly.
If you want to buy or lease here
Most of what trades on Hauppauge Industrial Park never reaches a listing site. The way in is a written buy box: the asset type, the size, the towns, the budget, the financing and the return or the use you need. With that in hand the search goes to owners and listing agents directly, and you hear about a building when it fits, not when a sign goes up. A 1031 exchange buyer on the clock files the box before the sale closes, not after.
Common questions
Do you publish rents or cap rates for Hauppauge Industrial Park
No. Commercial figures move building by building and the public sources disagree. Name a specific building or a specific need and you get real comparables for it, with the source named.
Who confirms that my use is allowed
The town building department, in writing, before contract. A certificate of occupancy for the last tenant does not cover a new use. Your attorney and an expediter handle the paperwork; the question gets asked on the first call.
Can a landlord choose tenants by who they are
No. New York Executive Law covers commercial space. Every question on this page and on the first call is about the use, the credit and the ability to perform, never about who the tenant is.
What if I am selling a building and buying another
That is a 1031 exchange question with a 45 day identification clock. The buy box is filed before the sale closes so the replacement search starts early. The exchange page walks the rules.
