Commercial on Long Island

Commercial real estate in Suffolk County, corridor by corridor

Residential is most of what this site does. Commercial is the other lane: a storefront on Route 347, a warehouse in the Hauppauge park, a two family that is really an investment. The corridors below are where that work happens, and the two doors at the bottom are how it starts.

The corridors

Route 347

Nesconset Highway runs from the Route 454 junction in Hauppauge east through Smithtown, Nesconset and Lake Grove, past the Smith Haven Mall at Route 25, through Stony Brook and Setauket to Port Jefferson Station. Read the corridor page.

Hauppauge Industrial Park

The park sits where the Long Island Expressway meets Veterans Memorial Highway and the Motor Parkway, split between the Town of Smithtown and the Town of Islip. Read the corridor page.

You own a building. The leasing page prints the eight questions the first call covers, so the answers are ready before the phone rings.

You want one. The buy box is a written set of criteria that goes to owners and listing agents directly, so a building reaches you when it fits rather than when it lists. A seller on a 1031 clock files it before closing.

No rent, cap rate or vacancy figure is printed on these pages on purpose: commercial numbers move building by building and the public sources disagree. Ask about a building and you get its comparables with the source named. Mohammed Mudassir, Licensed Real Estate Salesperson, OverSouth Real Estate. Nothing here is legal, zoning, or tax advice.
