The luxury market, from the public record
Cold Spring Harbor to Nissequogue, Old Field to Northport. Every sale at $2,000,000 and up recorded with the Suffolk County Clerk, counted by zip code, the last twelve months against the twelve before. No listing feed, no estimate, no address printed. Just what closed.
By zip code
A zip is wider than a village. 11743 holds Lloyd Harbor and most of Huntington; 11780 holds Saint James, Nissequogue and Head of the Harbor. The count is a floor: a sale counts only when the deed matches a residential parcel in the county roll.
| Zip | Last 12 months | 12 before | Median sale | Highest |
|---|---|---|---|---|
| 11743 Huntington, Lloyd Harbor | 36 | 45 | $2,710,000.0 | $10,800,000.0 |
| 11724 Cold Spring Harbor | 0 | 0 | no sales | |
| 11780 Saint James, Nissequogue, Head of the Harbor | 0 | 0 | no sales | |
| 11787 Smithtown, Nissequogue, Head of the Harbor | 0 | 0 | no sales | |
| 11733 Setauket, Old Field | 0 | 0 | no sales | |
| 11768 Northport | 0 | 0 | no sales | |
| 11721 Centerport | 0 | 0 | no sales |
Source: Suffolk County Clerk recorded transfers through the county GIS feed, residential classes only, $2,000,000 and up, read October 12, 2026. Deeds record about seven weeks after a closing, so the newest weeks are always light. This is public record, not MLS data, and no listing information appears on this page.
How a seven figure sale is handled here
Three numbers, never one. A quick sale number, a market number and a top dollar number, each tied to a closed sale you can see, so the pricing conversation starts from evidence rather than a feeling about the house.
Exposure before a public listing, when that is what you want. Some owners want the sign and the open house. Some want the house shown to six buyers and no one else. Both are done; the choice is yours and it is made before anything goes anywhere.
The net, not the price. Commission, transfer tax, the capital gains math and how the title is held all change what you keep. The net sheet runs it, and your CPA and attorney finish it.
No tool, no form, no newsletter. This page has none of them on purpose. A conversation is the only ask.
Common questions
Why zip codes instead of villages
The public record carries the mailing zip, and a zip is wider than a village: 11743 is Huntington and Lloyd Harbor together, 11780 is Saint James with Nissequogue and Head of the Harbor. A village count would mean guessing from addresses, and this page prints no address.
Why does the newest month look light
A deed records with the County Clerk about seven weeks after the closing, sometimes longer. The last two months are always undercounted and fill in later.
Is this MLS data
No. Every figure is a recorded deed from the Suffolk County Clerk through the county's public feed. Nothing on this page comes from a listing service, which is why there is no days on market or list price here.
Can you tell me what my house would sell for
Not from this page, and not from any page. A seven figure home on the North Shore is priced from the closed sales nearest it, the land, the water, and the condition, in person. That is the conversation.
