Commercial space on Route 347
Nesconset Highway runs from the Route 454 junction in Hauppauge east through Smithtown, Nesconset and Lake Grove, past the Smith Haven Mall at Route 25, through Stony Brook and Setauket to Port Jefferson Station. It is the Town of Smithtown's retail spine and Brookhaven's front door, and the state has been rebuilding it in phases into a corridor with landscaped medians and a shared use path.
What trades here
Strip retail and pad sites
The corridor's bread and butter: a storefront in a strip center, an end cap with a drive through, a pad site at a signalized corner. Visibility and the curb cut decide the rent conversation.
Medical and professional office
Stony Brook Medicine sits at the east end and pulls medical office demand the whole length of the road. Dental, physical therapy, urgent care and the specialists who feed the hospital.
Restaurants and food
Second generation restaurant space with the hood and grease trap in place trades fast. A first generation build out is a different conversation about who pays.
Auto and service
Dealers, repair, tires and car washes cluster on 347 because the traffic count justifies the land. Use approval and environmental history matter more here than anywhere else on the road.
Flex and small industrial behind the road
Off the corridor in Nesconset and Smithtown sit small contractor yards and flex units that never reach a listing site. Those trade by phone.
Whose rules apply
The Town of Smithtown (Hauppauge, Smithtown, Nesconset, Lake Grove) and the Town of Brookhaven (Stony Brook, Setauket, Port Jefferson Station). Zoning and use approval sit with each town's building department. Before a contract is signed, the intended use is confirmed in writing with the town, because a certificate of occupancy for the last tenant's use is not a certificate for yours. That check costs a phone call and saves a deal.
No rent, cap rate or vacancy number is printed on this page on purpose. Commercial figures on Long Island move building by building and the public sources disagree with each other; a number you cannot stand behind is worse than none. Ask about a specific building and you get the real comparables for that building.
If you own a building here
The first call covers eight questions: the address and what sits on it, the space and its condition, what is there now and when it is free, the use and the exclusives, the lease terms you have in mind, the building systems, the approvals on file, and who decides. The leasing page prints all eight so you can have the answers ready. One rule governs every question: it asks what uses will work in the building and whether a tenant can perform, never who the tenant is. New York Executive Law covers commercial space and names brokers directly.
If you want to buy or lease here
Most of what trades on Route 347 never reaches a listing site. The way in is a written buy box: the asset type, the size, the towns, the budget, the financing and the return or the use you need. With that in hand the search goes to owners and listing agents directly, and you hear about a building when it fits, not when a sign goes up. A 1031 exchange buyer on the clock files the box before the sale closes, not after.
Common questions
Do you publish rents or cap rates for Route 347
No. Commercial figures move building by building and the public sources disagree. Name a specific building or a specific need and you get real comparables for it, with the source named.
Who confirms that my use is allowed
The town building department, in writing, before contract. A certificate of occupancy for the last tenant does not cover a new use. Your attorney and an expediter handle the paperwork; the question gets asked on the first call.
Can a landlord choose tenants by who they are
No. New York Executive Law covers commercial space. Every question on this page and on the first call is about the use, the credit and the ability to perform, never about who the tenant is.
What if I am selling a building and buying another
That is a 1031 exchange question with a 45 day identification clock. The buy box is filed before the sale closes so the replacement search starts early. The exchange page walks the rules.
