Muttontown, NY real estate market

Muttontown sits in the Town of Oyster Bay in Nassau County, part of what people around here call the Greater Syosset area. The name is not fancy. Colonists in the 1600s used this land to raise sheep for wool and meat, and mutton is exactly what it sounds like. The village made it official and incorporated in 1931, and the name stuck straight through to today.

The village runs 6.1 square miles, all land, no water to speak of. Boundaries here are not fixed in stone either. Muttontown gave up some territory to Syosset between the 2000 and 2010 censuses, so if you are pulling old maps or old deeds, double check which side of the line a parcel actually falls on now. History buffs will want to know the Benjamin Moore Estate made the National Register of Historic Places in 1979, and for a few years in the early 1950s the village had an unusual owner at Knollwood Estate: Zog of Albania bought it in 1951 and sold it again in 1955.

Housing stock reflects that estate history, larger parcels and older homes built for a different era than your typical postwar subdivision. As of the 2020 census there were 1,141 housing units in the village, with a homeowner vacancy rate of 1.5 percent, so owner occupied homes here do not sit empty long once they come up. That is the number worth keeping in mind if you are trying to time a sale or figure out how competitive the market is on any given street.
