The story of Mastic

Mastic sits in the southeastern part of the Town of Brookhaven, out in central Suffolk County. It was not always Mastic. Up until 1893 the place was called Forge, and the name only changed to what we call it today after that. If you are digging through old deeds or maps and see Forge, that is this hamlet.

The railroad has shaped this place more than once. The Long Island Rail Road put a station here in 1882. Then on July 15, 1960, the whole stop was picked up and moved about 7,010 feet west and renamed Mastic-Shirley, which is the station name locals still use. Down near the southern end of the hamlet, along the Forge River, the Poospatuck Indian Reservation of the state-recognized Unkechaug Nation sits entirely within Mastic's borders. Up at the northern end there is an area people just call Manor Park, running from Sunrise Highway to Moriches-Middle Island Road right next to Brookhaven Airport. Part of that neighborhood technically falls in the hamlet of Shirley, but it is all covered by Mastic's zip code, 11950.

The typical home found a buyer in 29 days and sold for 101.0 percent of the asking price, which means buyers on average paid over the sticker. One caveat, always: a median can move because different kinds of homes sold, not because values changed. The trend numbers matter more than any single month. Supply check, in plain words: at today's pace, everything for sale in Mastic would be gone in about 11 weeks.

If you are selling in Mastic

This is leverage. Use it with discipline. Over asking on average does not mean any price works: the homes that clear in 29 days are priced to create competition, not to test the ceiling. Start with what your home is actually worth today.
